The vendor is required to provide the testing, adjusting, and balancing (TAB) provide a comprehensive and systematic approach to ensure that all mechanical, electrical, and plumbing (MEP) systems.
a. Pre-construction auditing and planning:
• Review and analyze contract documents, project specifications, and design intent to identify potential system performance risks before installation.
• Assess equipment selections, system capacities, and design assumptions to verify compatibility with operational goals.
• Provide design and submittal reviews, offering expert recommendations on performance enhancements and constructability.
b. Construction phase testing and reporting:
• Coordinate with the commissioning authority (CXA) to ensure commissioning requirements are met.
• Conduct periodic audits of installed systems, verifying compliance with approved submittals and manufacturer recommendations.
• Monitor equipment startup procedures, ensuring proper calibration and sequencing for optimal performance.
• Track and document deficiencies, collaborating with contractors to resolve issues efficiently.
• Provide detailed interim reports summarizing progress, deficiencies, and corrective actions taken.
c. Final testing, balancing, and system optimization:
• Perform rigorous air and hydronic balancing in compliance with standards.
• Utilize precision instruments to conduct flow, pressure, temperature, and operational performance testing.
• Adjust system components to achieve design airflow, water flow rates, temperature control, and equipment performance parameters.
• Verify that all specified testing, cleaning, adjusting, and commissioning requirements have been completed.
• Ensure ventilation and indoor air quality standards are met department of licensing and regulation (TDLR) requirements.
d. Post-completion verification and documentation:
• Provide a comprehensive TAB final report, including all measurement data, adjustments made, and system performance benchmarks.
• TAB reports shall include detailed measurements of system performance, including airflow accuracy within ±5% of design specifications and hydronic flow accuracy within ±3%.
• Reports will be submitted biweekly during construction and a final report within 10 days of substantial completion.
• Any variances exceeding these thresholds will require corrective actions documented with a resolution timeline.
• Review and validate O&M manuals and as-built documentation to confirm alignment with final system settings.
• Conduct operator training sessions to ensure facility personnel fully understand system operation, controls, and maintenance requirements.
• TAB firm shall conduct a minimum of three (3) structured training sessions for facility operators, covering system operation, troubleshooting, and long-term maintenance strategies.
• Training materials and video documentation will be provided.
• The TAB firm will offer post-handover support for 90 days, including remote consultations and one on-site follow-up session.
• Implement a TAB issues log, tracking all discrepancies, non-conformance items, and resolutions to ensure accountability and transparency.
