The vendor is required to provide property management services for the county research station; services to be provided will include legislative maintenance, security inspections, routine repairs to building systems, snow removal and yard/field maintenance.
- Property management services is required to maintain the site and its assets until the disposal process is complete.
- Perform visual inspection of all buildings on site for security breaches, vandalism and graffiti.
- Daily inspection / interior walk through; check for signs of water leaks, equipment failure, rodent infestation, unauthorized occupancy, signs of break in.
- Weed control around building – clear all vegetation around buildings.
- Various repairs to security gates, perimeter fence, other fire hazards, outside lighting, etc.
- Perform annual fire inspections including testing and inspections of fire alarm, emergency lights, fire extinguishers and batteries and inspections of wet and dry fire suppression systems.
- Boiler maintenance including check in with monitoring company to ensure they receive an alarm when the fire bell is tested.
- Call the fire monitoring station monthly to test fire monitoring system; conduct physical check of extinguishers and address deficiencies.
