The Vendor is required to provide to operate a fully serviced and fully equipped collaborative working space that is accessible to companies, individual entrepreneurs, and those transitioning from homebased businesses (members).
- Establish and maintain a sustainable network of business support to benefit co-working tenants.
- Facilities and space management:
• Manage all building operations.
• Maximize up-time and availability of key facility assets (Wi-Fi, kitchen, printers, copiers, etc.).
• Maintain communication with members and authority on facility issues.
•Maintain and keep current all records for membership documents, facility guidelines, terms and conditions, and other records connected with facility operations.
• Develop and track facility outcomes to include an annual presentation to the authority on achievements, outcomes, and support rendered in the operation and management of the facility.
• Provide monthly reports documenting accomplishments, activities, and membership levels at the space.
- Financial management:
• Generate monthly financial and operating reports.
• Manage and facilitate all elements of the collection and tracking of membership payments, to include management of required payment system and accounts.
- Business development:
• Set and achieve membership objectives, occupancy rates, and pricing, in coordination with the authority.
• Conduct tours for prospective members.
• Contact local media and community leaders to generate interest in the co-working space.
• Engage with the community by attending and participating in relevant events.
• Conduct active marketing efforts that reflect the goals and mission of the facility.
- Member engagement
• Create a friendly and professional environment to facilitate member satisfaction.
• Manage communications among members, program participants, and the authority.
• Ensure smooth program delivery by coordinating with all appropriate partners.
• Maintain contact information and metrics for program evaluation.
• Support existing member’s growth and potential location in other retail/commercial space within the community.
• Create and maintain a mentorship program to connect members with established businesses.
• Provide technical assistance to members, in addition to communicating and advertising business education/support opportunities and resources of potential benefit to members.
• Develop programming and support opportunities for the benefit of entrepreneurs and businesses within the broader community, not just exclusive to members. - Event and program planning
• Manage event planning, start-up ecosystem visits, guest speakers, workshops, competitions, and other special programs in coordination with other entrepreneurial activities across the broad spectrum of available programs and services.
• Plan and conduct at least 2 webinars or in-person engagement sessions monthly on business-related topics.
• Identify outside partners that provide business assistance services and encourage them to use the facility for the benefit of existing and prospective members.
