The Vendor is required to provide comprehensive commercial and industrial real estate services to support the authority in the acquisition, disposition, and strategic positioning of properties for economic development purposes.
- Strategic Advisory & Market Analysis
• Provide professional guidance on real estate market conditions, including trends in industrial, commercial, office, and mixed-use development.
• Advise the agency on property values, development potential, and competitive positioning within the county region and comparable markets.
• Assist with evaluating potential acquisition or disposition opportunities aligned with the
• County’s economic development strategy.
- Property Acquisition Services
• Identify suitable properties for purchase that meet the County and agency criteria for economic development, including industrial sites, commercial parcels, and redevelopment opportunities.
• Prepare comparable sales analyses and valuation recommendations to support negotiations.
• Assist with negotiations for purchase terms and coordinate with County/ agency staff, legal counsel, and external consultants.
- Property Disposition & Marketing
• Market agency-owned properties to qualified buyers, developers, and end users through multiple channels, including listing services, direct outreach, and broker networks.
• Develop professional marketing materials, including property flyers, online listings, and prospect packages.
• Provide recommendations on pricing, incentives, and deal structuring to maximize property value and redevelopment outcomes.
• Assist in negotiating sale agreements and navigating transaction processes through closing.
