The vendor is required to provide real estate brokerage firms to assist the city in acquiring, disposing of, and leasing real property for both tenants and landlords.
- The individuals or firms must be licensed real estate brokers with commercial real estate knowledge and experience, having operated in the state
- The lead broker and other key real estate professionals assigned to the contract must be licensed real estate brokers in the state and must conduct activities in compliance the rules and regulations of the state real estate commission, and all other applicable laws.
- The lead broker assigned to the contract and responsible for the coordination and execution of the work must have experience and a proven track record in providing commercial real estate brokerage transactional services involving large-scale commercial properties for its clients
- Each real estate professional assigned to this contract must have experience in his area of expertise.
- The broker will be expected to represent the city in a variety of settings for purposes of considering and negotiating real property acquisition, disposition and leasing transactions.
- Firms must comply with all applicable state laws and city ordinances with respect to real property acquisitions, dispositions and leasing transactions.
- The broker will be expected to develop initial research in areas designated by the city (ownership history of land, title research, conditions, flood and environmental consideration, tax status and lien history).
- This may include a list of identified properties and will include ongoing research into vacant parcels according to a strategic acquisition framework.
- The broker will provide analysis of offers when applicable, including credit worthiness assessment, financial metric comparisons, and recommendations for next steps to a sale, and will estimate values for land or building, including lists and analysis of available, competitive properties and comparable sales.
- This will also include assessment of property new facility strengths and deficiencies.
- The broker will identify key objectives, project schedules, project team(s), roles and responsibilities, and governance structure.
- Report monthly to assigned city personnel about current and new efforts, contracts new leads, and other developments.
