The Vendor is required to provide for single family appraisal services throughout all five regions of the state.
- Provides financing to individuals, incorporated firms, non-profit organizations, limited partnerships, general partnerships and limited liability corporations.
- The department may require that a property appraisal be completed for any loan it is processing that involves a single-family home or one to four-unit rental property.
- Include the following items with the uniform residential appraisal report:
• A supplemental addendum;
• Photos of the subject property’s front, rear, and street scene;
• Photos of comparable properties;
• A floor plan;
• A map showing the location of the subject and all properties used as comparable;
• A flood map, if the subject property lies within a 100-year flood zone; and
• A statement of limiting conditions.
- Provide both a current fair market value that the property would bring in a normal sale and a forced-sale value that the property would bring in a distressed sale situation.
- Submit appraisals to the department within fifteen (15) business days of assignment as directed by the department’s contract monitor at the time of assignment.
- Personnel shall display his or her company id badge in a visible location at all times while on state premises.
- Personnel shall cooperate with state site requirements, including but not limited to, being prepared to be escorted at all times, and providing information for state badge issuance.
- Security clearance / criminal background check
• A criminal background check is not required for contractor personnel.
• A security clearance is not required for contractor personnel.
