The vendor is required to provide real estate consulting firms to submit proposals for comprehensive consulting services related to the residential development of the western 74.5-acre portion.
- Consultant to manage the disposition of the site, potentially through a long-term ground lease or a combination of sale and ground lease.
- Provide strategic, administrative, and negotiation support throughout the transaction process.
- Professional due diligence and developer selection process
1. Site due diligence
• Conduct site studies, appraisals, financial valuations, topographic surveys, and schedules.
• Perform comparable analyses, market studies, demand assessments, and risk evaluations for various residential development scenarios to agency.
2. Regental approval
• Approval documentation:
o Consultant shall draft an approval item and related documents reflecting business terms agreed upon by agency and the selected developer for regental approval.
• Modifications:
o If the university regents require additional terms or conditions, consultant shall assist in coordinating with the selected developer to address these requirements.
3. Entitlement approvals and success fee
• Entitlement support:
o Consultant shall collaborate with the selected developer to secure necessary entitlements, including zoning changes, general plan amendments, tentative and final parcel maps, and compliance with CEQA requirements.
• Documentation and title:
o Ensure proper recording of all required documents.
o Facilitate issuance of a title policy reflecting the developer’s entitlements and transaction documents, and other requirements by the parties.
