The Vendor is required to provide for indefinite delivery, indefinite quantity (IDIQ) real estate broker services to assist the county in the disposition, acquisition, and leasing of real property, including leasing strategies and sustainable development that will enhance the county’s ability to provide an exceptional customer experience for citizens visiting county buildings.
- As the County determines property considered surplus and no longer necessary for ongoing operations, broker services will be needed.
- Real estate services are to be provided on an indefinite quantity and indefinite delivery basis.
- Identified for disposition, the role of the selected firm will be to provide professional advice to the County concerning the market conditions impacting the property, prepare, and execute a detailed marketing plan, identify potential buyers and assist, as requested, in final contract negotiations.
- Provide comparative market analysis or broker price opinions within 10 business days of receiving the assignment.
- The comparative market analysis must include comps within a 5-mile radius and be no older than 6 months.
- The firm must have an office that has been continuously operated for the last 5 years in the county area.
- The lead broker assigned to the contract and responsible for the coordination and execution of the work must have a minimum of ten years of experience and a proven track record in providing commercial real estate brokerage transactional services involving large scale commercial properties for its clients.
- Each real estate professional assigned to this contract must have a minimum of seven years of experience in their areas of expertise.
- All other assigned professionals must have a minimum of five years of experience in their areas of expertise.
- County may require that the contract between the broker and county include a provision making any change in staff persons identified in the contract subject to the approval of county.
- Removal by the broker of any staff persons identified in the contract without written consent of county may be considered a material breach of contract.
- The contractor will warrant that the contractor employs adequate qualified and licensed personnel for performance of services required under the contract or will be able to obtain such personnel from sources other than the county.
- Unless otherwise specified, the contractor, for the compensation received, shall furnish all transportation, personnel, equipment, materials, and supplies required to perform the work authorized herein at its sole cost and expense.
- All employees and subcontractors of the contractor shall have licenses, knowledge and experience as will enable them to perform the duties assigned to them.
