The vendor is required to provide appraisal must submit an electronically typewritten report, with all documentation required to determine values.
- Values may be partial or full acquisitions of properties.
- Reports may require the consideration of damages or benefits to the remaining portions of the properties.
- Certain appraisal projects may require one or all three appraisal methods (cost approach, income approach, and market approach) based on the professional determination of the most appropriate method by the contractors and appraisers for determining the value of property taken and any resulting damages to the remainder.
- Consultations may be required prior to finalization of the reports.
- All property owners must be afforded the opportunity to accompany the appraiser on the inspection or any viewing of their property.
- The appraisers must be qualified to testify in the circuit court of county, as to the information written in their report and estimate of value.
