Real Estate Services

The Vendor is required to provide real estate services for include:
•    Be licensed to sell and lease real estate in state or be able to demonstrate legal authority to do so. 
•    Be able to demonstrate successful marketing of aviation facilities and commercial and industrial facilities of the size and kind as the facility, and demonstrate a connection to the aviation industry. 
•    Be able to demonstrate a record of marketing similar facilities locally, regionally or nationally and internationally. 
•    Demonstrate the ability to provide, and availability of, sufficient services, resources, time and personnel to pursue an aggressive marketing campaign on the time schedule of the authority. 
•    Demonstrate an ability to determine the fair market value of the property to be leased. 
•    Provide representation for national and international marketing of aviation hangar facility to lease for aviation purposes.
•    Required to devise and implement an intensive direct marketing campaign targeting prospective aviation tenants. 
•    The same representation and marketing will be required for commercial and industrial non-aviation uses if marketing for aviation uses fails. 
•    Non-aviation uses will only be considered if it has been demonstrated that a thorough search has been conducted for an aviation tenant. 
•    List property on local, regional or national and international listing services. 
•    Provide market analysis for determining fair market lease value (with appraisal or appraisal review if necessary).
•    Provide lease negotiation assistance on terms favorable to the authority.
•    Identify qualified tenants and assist authority in determining tenant’s financial ability to meet lease payment obligations.
•    Attend meetings to make presentations or reports related to services as requested by the authority. 
•    Record marketing efforts and share records of marketing, contacts and prospective tenants with authority.
