Real Estate Consulting Services

The Vendor is required to provide expert consulting services to support strategic decision-making around its business park assets.
- Provide Services:
•    A comprehensive valuation of municipally owned lands within designated business parks.
•    A forecast of potential land sales over a 5–10 year horizon.
•    A market analysis identifying trends, pricing benchmarks, and competitive positioning.
•    Recommendations on optimal timing for land disposition to maximize municipal return.
•    One final report summarizing findings, and forecast results.
•    Including supporting data tables in Excel (or equivalent) for any forecasts and financial modeling.
•    Final report to be in PDF and editable Word format for agency records.
- Required to:
•    Conduct a market analysis of Municipality’s business parks, including current trends, and pricing benchmarks.
•    Forecast land sales over a 5–10 year horizon, considering market conditions, absorption rates, and external economic factors.
•    Provide a year-by-year forecast of land sales value, clearly identifying projected revenue for each fiscal year.
•    Engage with municipal staff to validate assumptions.
