The vendor required to provide commercial real estate services outcomes include, but are not limited to, the following:
• To convert authority-owned, tax-exempt property to private, income and tax producing status.
• To generate revenue through the sale of authority -owned property.
• To promote development on authority -owned property.
• To increase economic activity in county.
- The necessary services required to provide commercial real estate marketing and brokerage services including, but not limited to the following services:
• Work under the general supervision of the authority, the property owner and client, and in close coordination with the county administrator.
• Work as an independent contractor and responsible for marketing, negotiation, sale, and purchase of real estate on behalf of the authority.
• Recommendations that may impact acquisition or disposition of real estate for review and approval by the chairman of the authority or county administrator.
• Not take any action that will bind the authority with respect to any real estate activity.
• Acknowledge that it will not receive any commission payments until the authority authorizes the disposition and acquisition of the authority property and the transaction closes.
• Coordinate with county’s legal counsel or other assigned counsel on real estate transaction closings.
• Understand that the authority reserves the right to determine which properties will be identified for purchase utilizing this contractual agreement.
- Marketing
• Develop and implement a marketing plan that includes strategies for sale of the property.
• The plan should include an explanation of the marketing and advertising methodology and timeline the broker(s) will follow.
• Market and advertise the authority property.
• All costs of marketing and advertising utilized by the broker(s) shall be the responsibility of the broker(s), unless otherwise agreed to by the authority.
• Show authority -owned property to potential buyers.
- Negotiations
• Advise the authority on negotiation approaches to the purchase and sale of property.
• Provide transaction negotiation and document review support for property disposition and acquisition.
• Provide recommendations for the use and disposition of the authority -owned properties to maximize revenue generation for the authority.
• Provide recommendations for the acquisition of privately owned properties to increase economic activity in the county.
