The Vendor is required to provide for real estate brokerage services to assist in the sale of property.
- Develop strategies for the sale of property (such as conducting a study of comparable properties) through public auction, sealed bid, or negotiated minimum acceptable bid in accordance with act.
- Develop marketing materials (electronic and/or hard copy) to advertise for sale, distribute the materials to potential buyers via the appropriate form(s) of media and report the results to the district.
- Coordinate and conduct auction for property on behalf of the district.
- Analyze offers from potential buyers and advise the district with respect to negotiations.
- Post sale support to ensure a transparent, legally compliant, and successful transaction.
- Handle all other customary activities and services associated with real estate transactions.
- Auction Planning and Strategy
• Advise Client on timeline, legal considerations, and recommended reserve (if applicable).
• Coordinate with legal counsel, Title Company, and other stakeholders.
• Develop a pre-auction timeline with milestones (e.g., listing date, open houses, registration deadlines, auction date, and closing).
- Marketing and Promotion
• Design and execute a custom marketing plan to generate maximum exposure.
o Digital advertising
o Email marketing to investor and broker networks
o Print materials
o Listing on commercial real estate and auction
• Coordinate and host property tours and/or open house events.
