The vendor required to provide real estate services to support the city of the marketing, sale, acquisition, leasing, and general administration of city-owned real property assets.
- Preparing and managing all MLS listings and public-facing marketing activities necessary to promote city properties, including but not limited to online listings, digital advertising, brochure development, signage installation, social media content, photography coordination, staging, and other professionally recognized marketing measures appropriate to the type and value of the property being sold or leased.
- The brokerage shall be responsible for preparing and distributing all materials intended for public consumption, ensuring that such materials accurately represent the property, comply with legislative requirements, and are approved by the city prior to release.
- This includes supporting or coordinating the review of zoning, title, surveys, permitted uses, environmental constraints, easements, encumbrances, access rights, municipal servicing, and all other matters affecting the legal or practical use of the property.
- The broker shall prepare and present relevant materials, respond to council or public inquiries, and provide professional advice regarding market conditions, pricing, demand, and recommended transaction strategies.
- Include support for property acquisitions, including identifying potential sites based on city requirements, preparing comparative market analyses, advising on market value, preparing offers or counteroffers, engaging with sellers or their representatives, and supporting city staff and legal counsel through the completion of the acquisition process.
- The proponent shall also provide assistance with property leasing, including listing city-owned properties for lease, identifying prospective tenants, preparing or reviewing offers to lease, recommending appropriate lease rates, and supporting negotiations with tenants.
- The proponent shall further assist with land assembly initiatives where directed, including identifying complementary parcels, assessing market conditions, engaging with prospective sellers, and recommending strategies to optimize long-term land development or disposition outcomes.
- The city initiates a disposition strategy for complex parcels or multi-property sales, the brokerage shall provide advice and a recommended marketing and sequencing strategy.
- Every transaction—sale, lease, acquisition, or otherwise—the brokerage shall prepare and submit a final close-out summary report, which shall outline the marketing efforts undertaken, inquiries received, showings conducted, offers submitted, negotiation steps, final transaction terms, sale or lease price, closing details, and any relevant strategic insights or recommendations for future transactions.
