The Vendor is required to provide routine and emergency maintenance and support for its energy management and control systems (“EMCS”).
- Provide planned preventive maintenance, emergency and non-emergency call services to supply all labor, material, replacement parts, supervision, equipment, software upgrades, programming, and other incidentals for the agency.
- Review actual building conditions to determine the actual equipment installed.
- Include all building automatic temperature control (“ATC”) equipment identified, including, but not limited to:
• All agency digital equipment connected to agency network including non-listed standalone system panels;
• All communication wiring interfaces and necessary components comprising the agency EMCS digital network;
• All wiring and cabling, pneumatic tubing and conduit from digital panels to devices controlled or devices generating a monitored signal;
• All building ATC compressors and associated tanks, automatic blow down valves, air filters, relief valves, refrigerated air dryers, pressure regulators, compressor starters, alternator systems, differential pressure switches and associated wiring;
• All uninterruptable power supply systems (“UPS”), pressure electric switches (“PE’S”), trunk interface devices (“TI’S”), and associated temperature control wiring to operate devices;
• All existing software and network architecture.
- Responsible for maintaining, programming and reprogramming the systems if for any reason programs are lost.
- All terminal-connected devices such as but not limited to:
• Air monitoring devices
• Thermistors / district
• Ct / DP switches
• Inter-posing relays
• Ep / PE switches
• Pressure sensors
• Operators, valves and dampers (both pneumatic & electric/digital)
• RH sensors
• Co2 sensors
• Water flow meters
• Air flow meters
• Gas flow meters
• Btu meters;
• VFD’S
• Sump alarms.
