Real Estate Development Project and Asset Management Software Solution

The Vendor is required to provide to intake and manage its real estate development projects from application through asset management.
- This application supports core workflows but requires enhancement to meet evolving reporting, compliance, and collaboration needs.
- The new solution must:
•    Capture all critical data points necessary for executive reporting and construction cost metrics
•    Maintain complete transactional history for audit and compliance purposes
•    Streamline the real estate development and asset management lifecycle, from project application submittal through post-closing asset management.
- Deliver a web-based application that:
•    Centralizes project intake, approval, and construction tracking
•    Provides configurable dashboards and reports for executive leadership
•    Ensures full audit trails of all transactions and user actions
•    Offers data integration points with existing agency systems
•    Includes user-role management and security controls aligned with compliance standards
- Design and build the new web application or configure existing software product to support the full real estate development workflow based
- Develop integration interfaces to ingest and synchronize data from agency systems
- Lead solution design, development, testing, and deployment activities.
- Additional fields for categorizing and/or measuring the construction are stored against the building record but will be aggregated and the aggregate values displayed at the project level.
- Fields identifying the individual building are stored against the building record.
- The ability to enter the total length of roadway associated with a given building.
- System will hold a predefined set of retainage percentages applied to budget line items when setting retainage.
- For new projects, the retainage percentage for all budget line items will default to the first/highest value in a predefined retainage declination schedule.
- The ability to select a percentage from the predefined retainage declination schedule.
- The ability to override the predefined retainage percentage with a custom value
