The vendor is required to provide property maintenance services to city-owned vacant parcels, non-operating facilities, and other city-owned properties as-needed.
• Performing regularly scheduled weed abatement and on an as-needed basis.
• Performing regular internal and external inspections of property to ensure all areas are safe and in proper working order.
• Performing general maintenance work and repairs as needed on facilities such as buildings, fences, and other structures on a property.
• Responding to routine miscellaneous requests such as building board up, graffiti removal, property sweeping, cleaning and power washing.
• Performing and contracting vendors and subcontractors to provide services, including but not limited to general landscaping, tree trimming, weed control, facility maintenance, HVAC maintenance, janitorial services, elevator maintenance, carpet cleaning, trash and debris removal, and pest/vermin control to ensure performance complies with contract standards.
• Scheduling routine inspections and repairs with contracted vendors.
• Assisting with planning for and supervision of all extraordinary repairs, capital improvements, remodeling, and occupant improvements, if needed.
• Being on call and available to respond to property alarm notifications and emergencies that arise 24 hours per day, 7 days a week, 365 days a year.
• Providing routine security patrol and security alarm services.
• Overseeing and controlling access to a property (locks, keys, and security).
• Reviewing, evaluating, and awarding subcontractors in accordance with contract.
• Keeping an accurate record of all maintenance and services performed detailing the maintenance and administrative operations of the property.
• Other general property maintenance and repairs as-needed.
