The vendor is required to provide for the property that aligns with the zoning designation and fosters economic growth in the area.
• Demolition and site preparation: 
o The selected developer will be responsible for the full removal of the existing 70-unit housing complex and preparation of the site for redevelopment.
2. Industrial end use development: 
o The property is zoned for industrial use, and the city seeks proposals that reflect an industrial and allowed commercial end use in line with local economic development goals. 
o The nature of the proposed use, projected economic impact, and anticipated community benefits.
3. Adherence to environmental and zoning regulations: 
o The developer must comply with all applicable environmental regulations and adhere to the zoning requirements for i-1 industrial development. 
o The city may require property easements.
