The vendor is required to provide that upgrade building automation system for the complete HVAC system including but not limited to the chiller, boiler, and 22 variable air volume (VAV) boxes to improve energy efficiency, system control, and monitoring capabilities.
- 1. Demolition and removal
• Disconnect and remove all existing pneumatic control devices, including actuators, thermostats, control valves, and associated pneumatic tubing.
• Safely cap and remove existing air compressor systems used for the pneumatic controls.
• Remove any obsolete sensors and wiring that will be replaced by digital sensors.
• Disposal of any and all material or debris from this project shall be the responsibility of the contractor
unless otherwise stated herein.
• All such disposal shall be in accordance with all applicable statutes, laws,
and ordinances governing the same.
• The contractor shall repair and patch all penetrations to original condition.
• Prior to disposal the contractor and the facilities building manager shall agree whether any items are
desired to be retained by the facility.
- Direct digital control (DDC) system installation:
• Install new DDC controllers for the chiller, boiler, and 22 vav boxes.
• Compatibility with the building’s new bas as required.
• Integrate control of the following equipment into the DDC system:
1. Chiller: Install DDC controls for start/stop functions, load/unload modulation, and temperature control.
2. Boiler: install DDC controls for boiler operation, temperature setpoints, and safety interlocks.
3. VAV boxes: install DDC controllers on 22 vav boxes for airflow control and temperature regulation.
- Sensors and actuators:
• Replace temperature sensors, humidity sensors, and co2 sensors in relevant spaces for real-time environmental monitoring.
• Install new modulating actuators for dampers and valves to replace the pneumatic controls on vav boxes, chiller, and boiler.
• Ensure all sensors and actuators are properly calibrated and configured within the DDC system.
- Wiring and networking:
• Install communication wiring and network infrastructure to integrate the DDC controllers into the central building automation system (BAS); this may include:
1. Ethernet wiring or wireless communication where applicable.
2. Establish a secure and reliable communication protocol between controllers and the bas.
- System programming
• Program the DDC controllers for each piece of equipment, including the chiller, boiler, and vav boxes, to ensure proper sequencing of operations.
• Configure setpoints, control loops, and alarms for each system
• Create energy-saving control strategies, such as demand-based ventilation, night setback, and scheduling of equipment operation.
- Graphics and interface setup
• Develop a user-friendly graphical interface for the DDC system, providing operators with real-time data and controls for the chiller, boiler, and vav boxes.
• Configure the bas to display key system metrics such as:
1. Chilled water and hot water temperatures.
2. Supply air temperatures from the vav boxes.
3. Airflow rates, room temperatures, and any alarms or system alerts
- Testing and commissioning
• Perform functional testing of all DDC controllers, sensors, and actuators to ensure proper operation.
• Conduct system-wide commissioning, including verification of temperature control, airflow regulation, and equipment coordination.
• Ensure system integration with the existing bas is functional, and that the facility staff can monitor and control all relevant components
- Training:
• Provide comprehensive training for the facility’s maintenance and operations staff on the operation and troubleshooting of the DDC system.
• Supply documentation, including control schematics, user manuals, and setpoint configurations.
