The vendor is required to provide full-service management services for apartments located in village.
- Full management services include, but may not be limited to:
• Compliance with all federal, state, and municipal laws, ordinances, regulations, notices, and court administrative orders.
• No later than the 10th day of December each year, prepare and submit to the village an operating budget with itemization for both revenues and receipts, including capital expenditures for the property.
• Manage and oversee the collection of all rents and other user fees related to the property, including those that are delinquent.
• All deposits shall be made to a bank account selected by the village and titled in the name of village.
• Manage and oversee the lease agreements and rentals for all Crestwood place units.
• As there is a waiting list to lease at Crestwood place, vacancies should only occur during a unit’s transition period between residents and should never exceed more than one month.
• Manage and oversee all day-to-day operations, issues, complaints, and other matters involving residents and contractors for the property.
• Enforce all leases and other legal contracts.
• Oversee and manage all maintenance and repairs.
• Manage and oversee all utilities and other routine contracts (i.e., electricity, gas, sewage, trash removal, cable, telephone, etc.)
• Payment of invoices for all routine and recurring expenses to be billed back to the village.
• With prior written approval by the village manager, hire and manage all personnel and contractors required to maintain the property.
• Maintain financial records and provide the village with a monthly financial summary.
• Attend quarterly senior housing commission meetings.
