The Vendor is required to provide certain delineated post-tax sale services (collectively, the “Delinquent Tax Sales Preparation Services”) to the Sheriff’s Office in connection with each successful tax sale.
- Provide type-written title examinations and abstracts and other delineated delinquent, pre-tax sales preparation services to the Office.
- Must provide a type-written title examination and abstract. The title examination and abstract document shall show the ownership interest, liens, security deeds, mortgages and title blemishes found to be of record.
- Such documentation must include, but is not limited to, the following:
• Legal and vesting document (e.g., Warranty deeds, Executor/Administrator's deeds, Limited Warranty deeds, Quit Claim deeds, Tax deeds, and Release deeds);
• Security deeds and mortgages;
• Property liens;
• Tax liens;
• Contractor liens;
• Judgements;
• Lis Pendens; and
• Leases, agency and Ground leases
- Required Search Areas
• Deed indices and records;
• Mortgage books (if separate);
• Lis pendens docket;
• Bench or bar docket;
• Motion docket (some clerks enter condemnations here);
• Federal tax lien docket (some clerks use the general execution docket for federal tax liens);
• General execution docket;
• Attachment docket; and
• Civil dockets (divorce filings and settlements, civil judgments).
