The Vendor is required to provide elevator asset management and maintenance program which includes but is not limited to annual audits (both digital and pictographic), consulting for our entire elevator fleet for safety, mechanical condition, code compliance, and modernization for capital planning.
- Requirement:
• Establish a digital baseline register of all units to be shared with project manager, must be cloud-based, for each unique asset in strict accordance with ASME a17.1/CSA b44 and all state and local regulations.
• Conduct annual physical audits evaluating structural integrity, remaining useful life (RUL) and obsolescence risks.
• Provide a rolling 5–10-year capital forecasting plan to assist the university in budgeting for modernization, system retrofits or replacements.
• Regulatory compliance, testing and inspection o code compliance – verify with ASME a17.1/a17.3, ADA requirements
• Mechanical integrity – evaluate physical condition of major components (pumps, valves, cables, controllers, door openers, safety buffers)
• Performance metrics – measuring and recording floor to floor times, door open/close times, leveling accuracy and ride quality for vibration and noise
• Parts availability; obsolete, remanufactured and rebuilt.
