The Vendor is required to provide preventive/scheduled and corrective/unscheduled maintenance services for the following locations across the state.
- Daily Inspections
• Check Chillers and Log each unit
• Check cooling tower
• Check and log cooling tower water level and conductivity
• Check cooling tower chemical treatment systems
• Check and log Boiler units
• Check Hot water boiler
• Check Air Compressor units
• Check Refrigerant Detectors
• Check all circulating pumps
• Check all Generators and Diesel Day tanks
• Check and Log Automatic Transfer Switches electrical data
• Check all UPS systems
• Check and log Critical Blood coolers and Morgue Cooler.
• Check the Main Computer room and the cooling units
• Check Multiple Critical cooling rooms
• Check all Elevators operation.
• Check Building Automation system
• Check the Notified Fire panels
• Check all Air Handler units
• Check all exhaust fans
• Check the Water recovery system and pumps
• Check the Incinerator
• Check backflow Preventer
• Check all interior and exterior lighting
• Check all exterior grounds
• Check all Roll up doors
• Check the Main switch gear rooms
• Check Security Cameras and DVR systems
- Weekly Inspections
• Generator weekly run test and inspection
• Check and log Diesel inventory
• Log Diesel Tank Leak test
• Check the Exterior Landscaping and contractors
- Monthly Inspections
• PM inspections on all mechanical and miscellaneous equipment
• Review open work order report and complete PM work orders on the Angus work order system
• Generator Load test and Automatic Transfer switch testing
• Check and inspect all restrooms
• Check and inspect the Roof
• Check and log all fire extinguishers
• Complete monthly operations report
• Complete monthly safety report
• Check and inspect all Fire suppression rooms
• Contractor Elevator inspections
• Contractor Pest Control inspections
- Quarterly Inspections
• All pre-filters and filters changed out quarterly. – Cost for these filters must be planned for in the property management budget for the property.
- Annual Inspections
• Annual inspections completed on all mechanical equipment
• Schedule contractors PM and Inspection for heating ventilation and air conditioning equipment and fire systems.
- The Supplier will be responsible for all cost (management, labor, materials, travel, etc.) associated with preventive/scheduled maintenance (to include property management, maintenance certifications, inspections, and test) at the monthly cost provided in their proposal.
- The supplier shall operate, maintain, repair, monitor, and adjust the day-to-day operations of all mechanical, electrical, building systems, buildings, grounds, and property.
- The Supplier shall develop and implement an effective, consistent, and documented preventive/scheduled maintenance (pm) program that targets system performance, life-cycle sustainability, efficient cost management, energy consumption, and safety.
- Contract Period/Term: 1 year
- Mandatory Pre-Proposal Date: March 7, 2025
