The Vendor is required to provide property management services for the maintenance of the interior, exterior and tenant use of the seasonal employee housing property located state.
- The city is seeking a year-round property management service for the building and 24/7 management of tenant needs.
- Provide administrative oversight and on-call services for the City’s tenants at the Seasonal Employee Housing facility.
- Provide a Maintenance Supervisor for the property
- Manage lease agreement with all tenants.
- Collect 1st month rent and damage deposit with lease completion.
- Remit deposit payments.
- Create the Rules and Regulations for the building in coordination with the city. Update Rules and Regulations bi-annually.
- Collect monthly rent payments Note: City will set the monthly employee rental rate.
- Snow & Ice Removal of sidewalks & walkways (>2”) prior to 9 am.
- Basic landscape cleanup and maintenance.
- As-Needed light, interior maintenance services. Such services include, but are not limited to:
• Replacing lightbulbs
• Minor drywall repair
• Carpet tile replacement
• Unclogging toilets/sinks/shower drains
• Troubleshooting and repairing minor kitchen appliance issues (Note: Appliance replacement, if necessary, would be the responsibility of the city).
• Minor cabinetry repair
• Major capital upgrades will be the responsibility of the city, though it is expected that any large issues would be shared by the property management company with the city. - Accept emergency calls via a direct emergency cell phone line which is manned 24/7 and 365 days per year.
- Assisting tenants who are locked out
- Ensure compliance with housing rules
- On Call Deep Cleaning.
- Contract Period/Term: 1 year
