The vendor is required to provide property management services to project manage capital improvement projects at the sites referenced below including but not limited to planning, design, procurement, and implementation processes.
- Management goals
• The professional property management company shall provide a desirable, well maintained, habitable, and affordable place to live for an economically, racially, and ethnically integrated resident population, without discrimination against race, religion, sex, color, family status, disability status, national origin, marital status, ancestry, gender identity or sexual orientation.
• The professional property management company shall house eligible, suitable and responsible residents in a timely manner to maximize occupancy and rent collection efforts.
• The professional property management company shall provide effective and timely services to the residents and maintain accurate and complete records of the services provided, to be available upon authority’s request.
• The professional property management company shall maintain effective working relationships with the authority, and local government including the police department, councilmember’s offices, and mayor’s office.
• The professional property management company shall maintain a vacancy rate below two percent (2%) every month or provide mitigating circumstances explaining why the goal was not accomplished.
• The professional property management company shall maintain tenant account receivables at ninety-five percent (95%) or higher.
• This number may exclude account receivables for tenants who are at various stages of lease enforcement actions.
• The professional property management company shall perform unit turnover on an average of fifteen (15) business days or less.
• The professional property management company shall monitor the budget on a monthly basis and provide an explanation for any variances exceeding five (5) percent.
