The Vendor is required to provide professional property appraisal services to college.
- Analyze current Statement of Values (SOV) and other available documentation to verify key property characteristics.
- Conduct remote assessments using online tools (e.g., Google Earth, EagleView, GIS platforms) and client‑provided materials.
- Collect, verify, and document:
o Building name/number and site designation
o Physical address and GPS coordinates
o Square footage and number of stories
o Year built, including dates of original construction and major additions or renovations.
o Mezzanine areas, including square footage and applicable COPE details.
o Construction class (ISO) and wall/roof types
o Fire sprinkler systems and fire alarm systems
o Surveillance and security systems
o Heating, ventilation, and air conditioning (HVAC)
o Elevators and accessibility features
o Occupancy classification and use type
o External exposures within 100 ft.
o For onsite appraisals, when buildings contain mixed occupancies or construction types, the supplier shall provide a simple sketch to illustrate how the space is divided or constructed.
o Narrative summary of appraisal assumptions, methods, and notable findings.
- Develop a Replacement Cost New (RCN) valuation per building using industry‐standard cost modeling tools.
- Conduct a virtual personal property appraisal using inventory data, modeling, and building function profiles.
