The Vendor is required to provide property management services.
- Manager’s Duties
• Ensures compliance with all financial requirements of the corporation’s funding program
• Administers the affordable rent program based on the requirements of the corporation’s funding program as directed by the board.
• Notifies the tenants/members of housing charge changes, (i.e. increase in fees, rent increases, etc.)
- Makes sure tenants/members scheduled for an internal move sign new occupancy agreements before they move
- Makes sure new tenants/members are promptly welcomed and oriented
- Advises on marketing and member selection issues including recommending marketing strategies as required
- Provides a regular property management and maintenance activity report to the board
- Retain and supervises seasonal outdoor property maintenance (i.e. landscaping/snow removal)
- Reports to the board, as necessary, on any potential legal issues as they arise
- Provides the board with the information and advice it needs, in a clear format, to make sound decisions
- Prepares the agenda for tenants/members meetings
- Recommends a proactive member involvement program to the board
- Makes sure that effective office systems and administrative procedures are in place and followed
- Receives and logs correspondence, forwards it as appropriate to the board or others, and responds or assists with board response
