The Vendor is required to provide property management services for an existing portfolio of multi-family communities consisting of 443 units.
- Requirement:
• Supervise and direct the general operations of the residential project;
• Develop and implement a marketing plan for the residential project;
• Review applications and qualify tenants, negotiate new apartment leases, and negotiate renewals of existing leases;
• Collect rents and other charges on behalf of the commission for deposit in accounts established by or on behalf of the commission;
• Pay from the accounts all expenses of the residential project;
• Prepare and submit to the commission proposed annual operating and capital budgets for the residential project;
• Maintain the residential project’s units in good order and repair and arrange for all needed replacements and improvements;
• Establish and maintain a full, accurate and comprehensive system of records, books and accounts for the residential project;
• Prepare and submit annual and monthly statements, audits and reports with respect to the financial, physical, and operational condition of the residential project;
• Arrange or carry fidelity bond coverage as a residential project expense for all on-site and applicable off-site personnel;
• Perform all other duties and functions as may be desirable or required in order to comply with the requirements of the residential project’s lenders;
• Develop and follow a tenant selection policy and prepare and verify any income eligibility certifications and recertification’s for the income restricted units
• Implement regular property management maintenance, inspection, risk assessment and remediation efforts to address any potential moisture and mold issues; and
• Meet all affordable housing requirements set forth by the governing agency and ensure communities remain in full compliance.
• Have the ability to maintain properties fully staffed with experienced and capable employees and limit down time to re-staff during position vacancies.
• Implement strategic plans to meet operational goals to ensure property perform at levels that meet owner’s objects in terms of curb appeal, customer service, asset preservation, budgetary and cash flow expectations.
• Comply with the commission’s policies and procedures regarding management of commission-owned properties, a copy.
