The Vendor is required to provide occupancy and corresponding phased property management responsibilities.
- Management services must demonstrate experience and capability in the following areas:
• Implementation of essential workforce housing programs
• Established operational presence within the Area, or demonstrated capacity to provide dedicated regional staffing, vendor relationships, and market expertise
• Strategic leasing and marketing execution
• Eligibility verification and documentation controls
• Phased construction delivery, lease-up, and stabilization planning for single-family or horizontal rental communities
• Professional oversight of community amenities and resident engagement programming
• Use of integrated property management systems for leasing, compliance tracking, financial reporting, and real-time performance analytics
• Administration of rent-by-the-bedroom structures and roommate matching programs, including screening, documentation, and risk mitigation protocols
• Risk management protocols, including insurance coordination, incident reporting, fair housing compliance, and liability mitigation controls
- The selected property management group will be expected to manage residential operations in alignment with the Project’s essential workforce housing mission and long-term public-private structure.
