The Vendor is required to provide investment sales advisors, redevelopment advisors, or multidisciplinary advisory teams to assist with the strategic developer solicitation and transaction advisory process for the former school.
1. Redevelopment positioning and market strategy
• Advise the authority and city on redevelopment positioning, competitive market strategy, and optimal buyer pool targeting for this site.
• Provide a market analysis of comparable transactions, submarket conditions, and developer demand for historic adaptive reuse and mixed-use sites in the southeast.
• Recommend solicitation structure, offer process design, and evaluation framework.
2. Developer solicitation and marketing
• Prepare a professional offering memorandum (OM) based on the authority development brief and the investment sales advisors (ISA’s) own market analysis.
• Design and execute a targeted marketing campaign to qualified developers with active relationships in adaptive reuse, mixed-use, and residential development.
• Conduct a structured call-for-offers process including site tours, buyer Q&A, and a defined offer deadline.
• Manage confidentiality agreement execution and data room access for qualified buyers.
3. Offer evaluation and negotiation support
• Evaluate and compare offers on price, program quality, closing certainty, and developer credibility.
• Present a comparative offer analysis and recommendation to the authority and M&C.
• Support the authority in negotiating the purchase and sale agreement and related redevelopment transaction agreements with the selected developer.
• Coordinate with authority legal counsel, city staff, FCS, and the developer’s team through closing.
4. Closing and post-selection support
• Coordinate the city → authority → developer closing sequence.
• Provide post-selection support as reasonably required through execution of definitive agreements.
• Attend authority board presentations as requested; provide written updates at agreed intervals.
