The vendor is required to provide security fire won-door fire door and materials maintenance, inspection, testing, and repair services on installed won-doors at lax in full compliance with agency.
1. Preventive maintenance
• Conduct preventive maintenance on all 42 won-door fire guard slim accordion folding fire doors.
• Services may occur quarterly, annually, or on an as-needed basis, depending on operational and regulatory requirements.
• Preventive maintenance shall include:
o Inspection of structural and mechanical components
o Lubrication: applying proper lubricants to moving parts to prevent wear.
o Cleaning: removing debris from tracks and mechanisms.
o Hardware tightening: securing loose fasteners, brackets, or guides.
o Software updates: updating firmware for newer control systems (if applicable).
o Testing of operational functions including automatic closing features.
o Calibration and adjustment of door mechanisms.
o Inspection and testing of control systems, motors, sensors, and group control panels (GCP).
2. Annual compliance testing
• Perform mandatory annual agency inspection and fire door testing for each unit.
• Document all tests and results in the service log inside each group control panel (GCP).
3. On-call and emergency repairs
• Provide on-call repair services for malfunctioning or non-compliant won-door systems.
• Repairs may include:
a. Fire safety system repairs
o Fail-to-close issues: ensuring the door closes properly during fire alarm activation.
o Smoke seal replacement: replacing degraded or missing smoke seals
o Drop testing failures: addressing issues that cause the door to fail annual drop tests.
o Sensor calibration: adjusting or replacing smoke and heat sensors or magnetic hold open devices
o Motor replacement: replacing failed or noisy motors in motorized units.
b. Electrical and control system repairs
o Motor replacement: replacing failed or noisy motors in motorized units.
o Control board issues: diagnosing and replacing faulty control boards or relays.
o Wiring faults: repairing damaged or corroded wiring connections.
o Battery backup: replacing depleted or non-functional backup batteries.
c. Mechanical repairs
o Track alignment: fixing misaligned or damaged ceiling tracks.
o Roller replacement: replacing worn or broken rollers that affect smooth operation.
o Panel damage: repairing or replacing dented, warped, or punctured door panels.
o Latch or lock issues: adjusting or replacing malfunctioning latching mechanisms
• Ensure rapid response times for emergency repairs to avoid safety hazards or operational interruptions.
• All service calls must be documented with a written service summary and log updates.
• Any identified defects must be corrected immediately or escalated to state for further instruction.
