The Vendor is required to provide title searches shall be fully completed no later than three days after a request for title search is made.
- General search specifications
• Properly label every search with parcel number and address
• The search shall certify to the current ownership, hereinafter also referred to as grantor(s), and contain the actual legal description as shown on the recorded instrument of conveyance that vested title in the current fee owner.
• The search should show the marital status, if such status is discovered during search, or appropriate representative capacity of the grantor(s) as related in the instrument vesting title and should explain the manner in which title was vested, i.e., type of deed, affidavit, or legal action, and including the corresponding recorded information.
• Search shall include a search of the liens pending record and an appropriate reference to and description of any listed pending action.
• Search shall include an appropriate reference to contracts, leases, liens, and mortgages of record which affect subject real estate.
• Search shall not include description of or appropriate reference to easements, rights-of-way, or liens in favor of the state
• A search of records shall include current owner records.
• Compile from each search a mailing list (including names and addresses) of all persons who have a substantial property interest of public record.
