Design Professional Services

The vendor is required to provide design professional services for an approximately 100,000 gsf college building located on campus.
• Program academic faculty and staff realignments through the college in support of the campus strategic alignment report
• Faculty to student ratios and projected growth
• Analysis of student and faculty collaborative and flexible spaces
• Research lab space needs and viability
• Classroom and class lab space analysis
• Future departmental and college space planning and modeling
• Opportunities for programmatic synergies between student services and academic departments
• Enhancement of interdisciplinary research, teaching, and outreach and engagement initiatives
• Integration of data-informed insights to align with the university’s broader strategic goals
- Programming phase services
- The programming phase shall produce a document describing gross facility areas, space requirements, approximate assignable areas, spatial relationships, room data sheets which include all furniture, fixtures, and equipment (FFE), all interior design, and adjacencies.
• This comprehensive document will provide a narrative of the program as well as the tabular data and illustrations required to fully describe the program and its components.
• The design professional will also develop a preliminary project budget and schedule.
- Schematic design phase services
• The schematic design phase shall include development of the project site plan, floor plans, all FFE, all interior design and elevations and selection of all building systems.
• Schematic design documents shall completely describe and depict project requirements in sufficient detail to allow approval by the state board of regents and the state board.
• The design professional and construction manager, in coordination, shall update the preliminary project budget and schedule.

- The design professional shall work with the owner and selected construction manager to review and validate the preliminary guaranteed maximum price (GMP).
- The design professional shall provide services including, but not limited to architectural services, programming civil, structural, security design, mechanical, electrical and plumbing engineering services, interior design, furniture fixture and equipment procurement , and move management services, audio-visual design, interior and exterior signage design, site landscape design, geotechnical services, civil surveying, abatement monitoring (if applicable), construction administration, and if requested and agreed to in writing by the owner, cost estimation services.
