The Vendor is required to provide strategic space plan study services may vary based on needs and may include space utilization assessment, master planning, interior design, full design and construction documents, interior design development, and related project management for state owned or leased properties on the institute.
- Future services for negotiation may include:
• Full design including but not limited to architectural, building code evaluation, mechanical, plumbing, electrical, data, access controls, life safety and construction phasing plans. Recommendations shall include non-proprietary equipment and systems
• Interior design development including but not limited to finishes for tile, ceiling tile, light fixture, carpet, vinyl tile, paint, doors, hardware, etc. material recommendations based on experience, quality, and price.
• Recommendations shall include non-proprietary equipment and systems.
• Coordination with voice and data staff of the state to help coordinate specifications and scope related to those items.
• Management and design of the furniture layout and products; may include implementation of furniture installation.
• Design review and cost opinions as determined during negotiation with a final estimate for construction included with bid documents, per state code.
• Construction drawings, specifications (the construction manager will produce divisions 00 and 01), and addenda.
• Designer shall provide any information necessary to obtain utility rebates where applicable.
• Provide bid alternates as determined during the course of design and bid package development.
• Owner and construction manager in obtaining bids from qualified contractors.
• Construction administration, including creation of the submittal and closeout items log, review of and responses to submittals and closeout documentation, , proposal requests, change orders, pay applications, periodic site visits, attendance at project meetings as required, participation and development of contractor punch list, closeout documentation review and approval, certificates of substantial completion, and certificates of final completion, as well as development of architectural supplemental instructions for design revisions, and punch lists within the construction management software program.
• Participation with project team during construction progress meetings as required.
• Designer shall participate in bi-weekly conference calls during the construction period.
• Field observation reports, with photos, submitted for each site inspection within five (5) days of the site visit.
• Quality control during preconstruction and construction.
