The vendor required to provide commercial data study is critical to the completion of 2027 revaluation project to be conducted by the county assessor.
- Required:
• Provide a general narrative report on the market conditions of each property classification above
• Provide a list of regional sales including both vacant and improved properties for the classifications mentioned in 6.2.6.
• Provide income data range for each market area and building types including:
• Rent ranges by building class and type specifying what the typical rent type is used for each (example-gross vs triple net)
• Typical additional income by asset class
• Gross rent multiplier by applicable building class and type
• Provide the average daily rates (ADR) by hotel types
• Vacancy rates by building class and type
• Expense categories per sq. ft. and percent of EGI by building type and class.
• Replacement reserves per building type and class
• Market cap rate and loaded cap rate range by building class and type (to specify if taxes were included in the expenses when being developed and calculated).
• Respondents shall provide follow up consulting to county as it relates to the commercial data study
• Software options and pricing:
• Respondents will provide a description of any methods or procedures which might be used to benefit the county, resulting in a lower bid price, or functionality which will render the image database more useful to a myriad of users within county
• Project support materials
• Respondents shall specify what county must provide to support the project in terms of staff involvement and materials, such as maps, data file, etc.
• Equipment.
