The vendor is required to provide real estate broker services and real estate consulting services.
- The district is comprised of six high schools with a student enrollment of approximately 12,000 students in parts of Tempe, chandler and phoenix, state.
- Six of the sites are comprehensive high schools.
- The Tempe union high school district is a highly-performing district and is known for excellence in teaching and learning.
- A special election was held on November 8, 2016, which granted voter authorization to Tempe union high school district to sell, lease, or exchange undeveloped land parcels within its boundaries.

- Provide support and consulting to the district in the areas of real estate that are available to sell, lease or exchange the district’s property and shall agree to contract for the following services:
• Marketing and sales of real estate owned by the district;
• Communicate, advise and negotiate with sellers, purchasers, developers, investors, lessees and other
public agencies the real estate transactions on behalf of the district;
• Provide information such as statistics, market analysis, pricing, valuations and financial evaluations, etc.;
• Evaluations of district properties to determine a course of action to sell, develop, lease, vacate or
convey;
• Acquisitions.
- Typical duties
• Provide advice on pricing of remaining land parcel available for sale, lease, or exchange;
• Provide advertising at broker’s expense and media appropriate for marketing of remaining land parcel available for sale, lease, or exchange;
• Provide recommendations for remaining land parcel available for sale, lease, or exchange;
• Analyze and evaluate all offers presented to district and prepare recommendation;
• Present all offers presented on remaining land parcel available for sale, lease, or exchange to district staff and legal counsel, along with analysis and recommendations;
• Prepare and present any counter-offers or addenda requested by the district;
• Maintain escrow file for all transactions;
• Provide accurate land use information as provided by the district and/or the municipal jurisdiction where the parcel is located;
• Consult for any land divisions, surveys, inspections, clean up, etc.; as may be necessary in connection with specific transaction(s);
• Provide information and documents necessary for escrow in preparation for closing of remaining land parcel available for sale, lease, or exchange, in conjunction with district’s legal counsel;
• Provide communication link between the district and buyer’s agent;
• Broker shall conduct all negotiation in accordance with regulatory transparency requirements of state and local governments;
• Broker must be a member of an appropriate generally accepted standard commercial real estate listing database and be able to list and market properly via that method;
• When the broker has a direct or indirect interest in a transaction, written disclosures must be made to the district at the earliest practical opportunity and before any offers are presented or considered.
• If district elects to sell, lease, or exchange the remaining parcel available for sale, lease, or exchange to another governmental entity, broker will not be paid a commission more than .5% of the sales price of the respective property or may pay an hourly rate;
• Broker shall communicate any verbal or written offers received from a prospective co-broker on remaining land parcel available for sale, lease, or exchange to the district;
• Broker shall provide quarterly reports to the governing board regarding all sales and marketing efforts and activities;
• Broker shall be responsible for co-broker actions and adherence to contractual terms of the contract;
• The district does not warranty the condition of property or its use for a particular purpose; it is sold “where is, as is”;
• Broker shall provide the district their listing agreement;
