The vendor is required to provide real estate listing services for include:
• Prepare a listing package for the property, which must include:
o A comparative market analysis (CMA), incorporating recent sales, pending sales, and active listings of similar properties in the area to estimate potential market value;
o A general market overview;
o A recommended listing price;
o A detailed marketing strategy;
• Market the property on the multiple listing service (MLS) including but not limited to NAR, TRREB for a minimum duration of six (6) months, or until the property is sold, whichever occurs first;
• Coordinate and conduct showings of the property to prospective buyers, as required; and,
• Facilitate negotiations for the sale of the property in close consultation with city, ensuring adherence to city applicable policies and procedures.
• Provide regular progress updates to city including:
o Summary of marketing activities;
o Feedback from showing;
o Any change in market conditions that may impact the listing or sale;
o Recommendations for adjustments to the marketing strategy or listing price, if applicable.
