The vendor is required to provide real estate brokerage and appraisal services to perform, but are not limited to, the following services:
1. Brokerage services
• Represent the city in the acquisition, disposition, or leasing of commercial, industrial or residential properties;
• Conduct market analysis and identify potential sites based on city objectives;
• Negotiate purchase, sale, or lease agreements on behalf of the city.
• Advise on property value, investment return, and market conditions.
2. Appraisal services
• Provide USPAP-compliant property appraisals for land and improved properties;
• Offer appraisal review services for externally prepared reports;
• Conduct highest and best use analyses when requested;
• Prepare detailed written reports, including valuation methodology and supporting data.
3. Advisory and other services (as needed)
• Provide strategic real estate consulting, feasibility analysis, and support in public private partnerships;
• Assist in due diligence and site development evaluations;
• Support community and economic development goals through real estate expertise.
