The Vendor is required to provide real estate services including, but not limited to: appraisal services, appraisal review services, real estate brokerage services and real estate consulting services.
- In its best interest, the district intends to use, sell, lease, dispose, or exchange these properties, therefore, the district requires professional assistance in identifying marketable assets, coordinating the appraisals of those assets, managing the competitive real estate bidding process and other real estate-related transactions.
- The Offeror may propose services in any or all of the following categories:
• Category 1: general real property appraisal services – includes commercial or general real estate or real property, which means an identified parcel or tract of land, with or without improvements, and includes easements, right-of-way, undivided or future interests, or similar rights in a tract of land.
• Category 2: personal property appraisal services – includes appraisals and/or estimates of items such as personal property, business interests, machinery and equipment, signs, and billboards.
• Category 3: appraisal review services – includes a review of appraisals for general or personal property that are appropriate for the purpose of “developing an opinion as to whether the analysis, opinion, and conclusions in the work under review are appropriate and reasonable, in conformance with uniform standards of professional appraisal practice and using entity guidelines and developing the reasons for any disagreement”.
- Services include:
• Serve as the primary point of contact with seller or buyer as it relates to real estate transactions with the district.
• For buildings or land identified for disposition, the role of the selected firm will be to list the real estate, provide professional advice to the district concerning the market condition impacting the property, prepare and execute a detailed marketing plan and identify potential buyers.
• Assist the district in identifying buildings and land available for expansion of services throughout the district’s jurisdiction, including contacting property owners with desirable properties that aren't listed whether the owner might be interested in a sale to the district.
• Provide general and preliminary estimates of value, terms and conditions that can be used during the initial sale or purchase negotiations.
• Assisting to the extent requested by the district, in negotiating terms of and completing a real estate purchase or sale agreement
• Provide services or information necessary to facilitate leasing for existing and new space requirements of private properties for the district use or the district-owned properties for rent to other parties, including recommended market-based lease rates, terms and conditions for leases, etc.
• Provide services such as marketing properties on the multiple listing service (MLS), contract and escrow services, negotiation, and other related services as may be found necessary by the district.
