The Vendor is required to provide for real estate broker services.
- Services include:
• Develop strategies for the sale of designated town-owned property (such as conducting a study of comparable properties).
• Develop marketing materials (electronic and/or hard copy) to advertise sites for sale, distribute the materials to potential buyers via the appropriate form(s) of media, and report the results to the town on an agreed-upon frequency.
• Advise the town on strategies to promote and sell the designated site.
• Public presentations may be required.
• Participate in site tours for potential buyers of town-owned properties that are for sale.
• Analyze offers from potential buyers and advise the town with respect to negotiations.
• Represent the town in negotiations with a prospective buyer from the time of offer until closing.
• Coordinate real estate transaction closings.
• Coordinate all other customary activities and services associated with real estate transactions.
• Provide as-needed advice on miscellaneous real estate matters.
