The Vendor is required to provide real estate broker services.
- Broker will provide services that include, but are not limited to, the following:
• Conduct market research and analysis to identify available properties and assess market conditions.
• Develop and carry out a process for locating and evaluating lease properties within county, and county, which comprise the lower area, in compliance with applicable local, state, and federal requirements.
• Identify and evaluate potential properties consistent with agency operational and space requirements.
• Prepare pro forma analyses and related financial reports outlining projected lease costs, including base rent, operating expenses, escalation terms, tenant improvements, and overall occupancy costs.
• Provide written recommendations and present findings regarding proposed locations, space needs, and overall suitability for review by the agency board of directors and executive staff.
• Assist with property inspections and evaluations of proposed office space.
• Assist with the preparation, review, and negotiation of lease agreements and related documents.
• Coordinate with licensed real estate appraisers and other necessary professionals, as required.
• Assist with transaction coordination through closing.
• Perform customary real estate brokerage services associated with commercial lease transactions.
