The Vendor is required to provide competitive negotiation, through which the Department Services seeks to procure all brokerage, transactional advisory, and research services relating to real property or real estate.
- Services that a contractor may be asked to provide include, but are not limited to, the following:
• Strategic planning for space needs
• Market research and data analytics
• Site location, market analysis, and lease procurement services
• Project management and space planning
• Facilities assessment related to the acquisition, sale, or lease of facilities
• Property management services
• Relocation and move management services
• Tenant representation, including landlord negotiations through life of lease or contract (whichever is shorter)
• Recommend portfolio strategies to reduce costs and increase efficiencies, including review of space utilization in existing and future leases
• Build vs. buy/lease analysis.
• Strategic real estate planning for leased and state-owned properties to coordinate planning and decision making with Commonwealth budget cycles.
