Real Property Appraisal Services

The Vendor is required to provide “on call” services relating to the appraisal of real property.
- demonstrate the ability to provide all the appraisal services listed below to be considered responsive or receive an award.
- When services are needed, contractors will be asked to respond to assignments to perform certain services specific to an individual property transaction.
- Agency seeks proposals from qualified appraisers who can perform the following appraisal or appraisal related services (“appraisal services”):
•    Prepare a high-quality real property appraisal in accordance with the uniform standards of professional appraisal practice (“USPAP”) or equivalent general appraisal standards as relevant for the project and directed by agency.
•    The appraisal should determine highest and best use for the property and state a conclusion of the fair market value (or, if appropriate, a range of value), usually based upon comparable sales of similar property between unrelated parties in an arms-length transaction and a discussion of all material variables that may affect value (including the cost approach and income approach as appropriate). 
•    The appraisal may be in a narrative or restricted format as directed by agency for each assignment. 
•    The appraisal should not contain any extraordinary assumptions or hypothetical conditions without prior written authorization from agency. 
•    Provide real estate consulting services on an hourly basis, such as comparable sales and income approach research and data, evaluation reports, feasibility studies, and preliminary value estimates to aid in negotiation.
