The Vendor is required to provide real estate brokerage services to assist with the sale or purchase of real property located within the city limits on an as-needed basis.
- Sales of real property owned by the city
• Develop and carry out an agreed-upon public marketing strategy to solicit interested buyers, including developing marketing materials (electronic or hard copy) to advertise sites for sale and distributing the materials to potential buyers via the appropriate media.
• Conduct market analysis and studies of comparable properties.
• Prepare marketing package and visioning of the property, if requested.
• Market the property in a manner consistent with local zoning ordinances.
• Coordinate and conduct site visits with developers and potential buyers as needed, keeping the city apprised of all planned visits.
• Receive and evaluate bids received from all buyers.
• Represent the city in negotiations with prospective buyers.
• Present all received bids to the city with a recommendation.
• Coordinate and finalize real estate transactions and agreements, working closely with city staff and legal counsel in finalizing the sale.
• Prepare and review documents, including but not limited to real estate documents, property documents, and legal notices.
• Handle all other customary activities and services associated with real estate transactions.
• All properties will be sold as-is.
- Purchase of real property not owned by the city
• Work with the city to identify the needs and characteristics of property for acquisition.
• Identify potential candidate sites and properties, maintaining discretion and client confidentiality.
• Conduct market analysis and studies of comparable properties and present findings on suitable properties for the city's consideration.
• Coordinate and participate in site visits with representatives of the city as necessary.
• Coordinate any necessary or desired inspections of a property.
• Represent the city in negotiations with prospective sellers.
• Coordinate and finalize real estate transactions and agreements, working closely with city staff and legal team in finalizing the sale.
• Prepare and review documents, including but not limited to real estate documents, property documents, and legal notices.
• Handle all other customary activities and services associated with real estate transactions.
- Real estate consulting services
• Property valuation.
• Apply market, location, site analysis, and financial analysis to make fundamental real estate decisions.
• Apply key occupancy decision-making skills such as comparative lease analysis, lease vs. Purchase analysis, lease buyout analysis, and sale-leaseback analysis to optimize user space decisions.
• Timely preparation of broker's opinion of value for potential consideration.
