The Vendor is required to provide real property housing development services for include:
1. Project size and scale
• Proposed developments may include up to the maximum allowable number of units consistent with land use policies.
• If rezoning is required, the proposal should reflect this as the selected developer will be responsible for obtaining the necessary approvals.
• The city is specifically seeking proposals that maximize the potential of the property with high-quality high and high density style topologies.
2. Unit size
• Applicants must justify the proposed unit sizes and their alignment with target households.
• For multi-family development proposals, targeting a general population (i.e., non-special populations) preference will be given to developments that include a larger proportion of family-size units (3+ bedrooms).
3. Affordability requirements
• The city will consider proposals for mixed-income or affordable housing developments.
4. Sustainable building practices
• Emphasizing energy-efficient designs, low-impact development, and environmentally friendly construction practices.
5. Green building and energy efficiency requirements
• All developments must comply with energy star standards set forth by the environmental protection agency, or a comparable certification program.
• Developments are encouraged to incorporate green building techniques including but not limited to the following areas:
o Sustainable site planning;
o Safeguarding water quality and water efficiency;
o Use of energy efficient appliances and equipment; and
o Conservation of materials and resources
6. On-site amenities (if applicable)
• Proposals may include resident amenities within the development to improve the quality of life of future residents of the proposed housing development and the surround neighborhood.
7. Special populations (if applicable)
• Describe special populations served by the project, if any.
• The city supports diverse populations and does not discriminate in housing based on race, color, religion, sex national origin, physical or mental handicaps, family status, or source of income.
