The Vendor is required to provide the city with easement and fee simple real estate appraisal services for capital projects.
- All completed appraisals should include Summary Reports with the following information:
• Summary of Appraisal
• Location Map
• Any Known Flood Zones or streams
• Analysis of the Area Demographics (Household Income, Population, etc.)
• Photos of the Property
• Property Description (Owner, Use, Zoning, Tax Map ID, Acreage, Address)
• Recent Survey, If Available
• Market Value Before & After Taking
• Type of Taking (Temporary, Permanent, Fee Simple)
• Reason for the Taking (Utility, ROW, etc.)
• Certification of Appraiser and Qualifications
• Comparison Values
