The Vendor is required to provide real estate legal services (services) for unspecified projects (project), which could include locally funded projects, state funded projects, and federally funded projects, including development.
- Services included but not limited to real estate title search and certification, purchase transactions, closing services, and assistance and representation of the City in Condemnation proceedings.
- The full name and mailing address, if it can be determined from the tax records, of the current record title holder as well as the physical address of the parcel covered by the title search.
- A tax summary should include:
• The tax identification number.
• The name and address of the taxpayer, if different from property owner of record.
• Status of current year taxes, including property, storm water, special assessments, and any other applicable taxes.
• Delinquent taxes, if any, and tax year.
• A list of all outstanding tax certificates, showing for each the purchaser’s name, certificate number, tax year and amount of certificate.
• Status of homestead exemption or religious or elderly exemption.
• Copy of City/County tax assessment property information.
• Copy of City/County treasurer tax payment status.
- The names and recording data of any recorded plats affecting the subject parcel, including condominium plats.
- Life estates and general reservations or reversionary interests of any type including the name of the remainder man of the life estate.
- Identification, only, of any contiguous lands owned by the record title holder and lying adjacent to the parcel under search.
