The Vendor is required to provide for real estate services to municipal governments
- The Broker shall:
• Assist County with the sale, purchase, and lease of commercial property by acting as its agent in real estate transactions as needed. When acting in the capacity of a buyer’s agent for the county, the seller/owner will be responsible for paying agents’ commissions.
• Provide county with real estate market research and analysis and provide periodic reports as necessary to inform decision making.
• Be responsible for writing standard real estate contracts using the division approved contract and its accompanying documents, various banks addendums and any county addendum, if applicable.
• Be responsible for communicating the current market conditions to the county representative(s) by preparing a broker’s price opinion (BPO) on all potential purchases or sales.
• The broker will also keep a market watch on current properties available for purchase through research on all available MLS and other databases.
• Coordinate details of all ratified real estate contracts to ensure that contract requirements are met in accordance with the contract timelines. These items include but are not limited to: appraisal, facility inspections, other inspections, order title work, order survey, schedule settlement, and coordinate all contract post ratification addendums with other parties involved in the transaction.
• Accompany boulder county representatives and/or purchasers at real estate settlements when necessary.
• Coordinate with the title company to ensure that all parties have submitted necessary documentation to settlement within the contract timelines and/or deadlines.
• Be available within a reasonable amount of time to show properties to qualified purchasers and/or boulder county representatives.
• Participate in and document negotiation and acquisition activities which may include, but are not limited to, phone calls, individual meetings, multiple-party meetings, settlement agreements, counter submittals, objections to any matters of record or issues presented, justifications contradictory to or in support of any issues, legal proceedings and/or matters of title to property.
