The Vendor is required to provide real estate analytics and market intelligence services to support Asset Management and related departments (Development Services) with ongoing real estate due diligence, portfolio analysis, market research, acquisition evaluation, and strategic planning activities.
- Service Provider shall provide access to a comprehensive commercial real estate (“CRE”) data and analytics platform, including research tools, market intelligence, and related support services necessary to assist agency in evaluating existing and prospective real estate assets and transactions.
- Services may include, but are not limited to, the following:
• Access to a national commercial real estate database containing verified property listings, sales comparable, lease comparable, ownership records, tenant information, market reports, and related CRE data
• Real estate market analytics and trend reporting, including rental rate trends, vacancy data, absorption data, capitalization rates, market forecasting, and submarket performance analysis
• Due diligence support for prospective acquisitions, dispositions, partnerships, financing opportunities, and development projects
• Property research tools supporting evaluation of multifamily, mixed-use, retail, office, industrial, land, and affordable housing assets
• Access to demographic, economic, geographic, and mapping data to assist with market studies, neighborhood analysis, and site selection efforts
• Development pipeline and construction activity tracking, including information regarding proposed, under construction, and recently completed developments
• Ownership and tenant research tools, including property ownership records, corporate ownership information, lease information, and related contact data were available
• Sales and lease comparable analysis tools to support valuation reviews, underwriting assumptions, negotiations, and internal financial analysis
• Geographic information systems (“GIS”) mapping functionality and spatial analysis tools
• Portfolio monitoring and reporting capabilities to support asset management, strategic planning, and operational decision-making
• Access to market research reports, industry insights, and analyst support services
• Technical support, onboarding assistance, and user training services for agency staff
• Ongoing platform updates, data maintenance, and customer support services. The platform and services should, at minimum:
• Provide enterprise-grade commercial real estate analytics and research capabilities
• Include regularly updated and research-verified market data
• Support exportable reports, property summaries, maps, and comparable analyses
• Provide broad market coverage, including the county and national markets
• Allow authorized agency staff access through subscription-based licensing or similar access structure
- Real estate and asset management functions, including but not limited to:
• Real estate due diligence;
• Acquisition and disposition analysis;
• Asset and portfolio management;
• Market and feasibility studies;
• Strategic planning initiatives;
• Development evaluation;
• Financial and operational analysis;
• Site selection and neighborhood research.
