The Vendor is required to provide Real Estate Appraisal and Appraisal Review Services (2 Lots).
- The appraisal and appraisal review services will vary depending on the property rights to be acquired and the nature of the property. Appraisals and Reviews will include partial, full, and temporary acquisitions.
- Simple fee taking of vacant, commercially zoned property.
- Complex before and after partial acquisition appraisal that severs the only access point to a commercially zoned building, which will require a cost to cure estimate coordination with an outside consultant.
- Personally inspect each parcel, including all buildings, structures, fixtures, and other improvements to the property.
- Provide the standard 15-day notice required per agency to the owner of the property being valued. The notice shall include an invitation for the owner, or owner’s representative, to accompany the Contractor during the inspection.
- The appraisal report shall clearly state the assumptions of the valuation process.
- The appraisal report shall contain a five (5) year sales history for the subject property.
